Axia Real Estate Group Brokers $2.74 Million Purchase of Single-Tenant Bank of America Building in Minneapolis

Located in the Brooklyn Center, at the heart of the Minneapolis metropolitan area, the 4,370 square-foot Bank of America building opened its doors to customers in late 2019. The seller and developer, TOLD Development of Minneapolis, was represented by Hanley Investment Group Executive Vice Presidents Jeff Lefko and Bill Asher. The buyer, a private investor from Princeton, New Jersey, was represented by Carlos Aguilar of Axia Real Estate Group, Inc.

The property was in high demand as it benefits from an outstanding location with high visibility, direct freeway access and adjacent to a newly constructed shopping center. While the sellers received several offers at or near list-price, Carlos was able to arrange an all-cash offer at list price to close the deal for his buyer. The buyer purchased the building outright in a $2.74 million cash deal that included the absolute triple-net ground lease.

The new Bank of America building is situated on a 1.06-acre lot at 2545 County Road 10 in Brooklyn Center, at a high-traffic signalized intersection that see over 27,000 cars passing per day. It is to Shingle Creek Crossing, a new 800,000-square-foot shopping center anchored by Walmart Supercenter, T.J.Maxx, LA Fitness, Michaels and Five Below, and Highway 100 on/off-ramp, which leads to neighboring suburbs and freeways that connect with downtown Minneapolis and St. Paul.
